About the Founder
Ryan — Founder, PTI Analytics LLC
Ryan is the founder of PTI Analytics LLC and brings 14 years of property tax and land acquisition experience to every engagement. He began his career as an appraiser at the Harris County Appraisal District, where he developed firsthand knowledge of how appraisal districts value land, assess construction progress, and process ownership transitions.
He then joined KB Homes as a land acquisition analyst, working directly on the deal and transaction side of residential development — evaluating tracts, structuring acquisitions, and understanding how land moves from raw acreage into a builder's pipeline. That experience gave him the developer's perspective on how deals are evaluated before the first permit is pulled.
He later served as property tax manager at Perry Homes, one of Texas's largest privately held homebuilders, where he managed the full property tax function across an active inventory portfolio — CIP assessments, builder inventory exemptions, valuation disputes, and community-level tax exposure across multiple Texas markets.
PTI Analytics was built at the intersection of those three experiences — appraisal district knowledge, land acquisition deal structure, and builder property tax operations — delivering intelligence that sits in a lane most firms cannot access because they have only ever seen one side of it.
